What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area and the overall layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Tax records often reflect incorrect square footage because the values can come from various sources, and occasionally go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has recently executed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a home up for sale

A home floorplan service will secure a fair price for your house. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that appropriately reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for attracting potential buyers because they can see the layout and details of the home before and after a walkthrough.
